“Half of the roof was pitched with shingles on it that didn’t look too bad (I’d say 15/20 years old). The back half of the house has a flat roof and I could not see it but I did not notice any water stains on the inside ceiling other than one spot on the very back and it’s caused by NOT having a gutter on the back,

Basement has 2 illegal bedrooms with family members sleeping in them.
Basement does have a bathroom but very old,
Water heater is approximately 15 years old.
Furnace is approximately 8 years old.

House does need gutters on 2 sides and there is some wood rot because there isn’t gutters.
From what I could see the roof looked okay but there was signs of water damage on the second floor ceiling along the rear edge MOST LIKELY caused by no gutter
